What do tile and grout sealers actually do? – Why is sealer applied? What does it do? These are all very good questions and actually they benefit your floors in order to protect your investment. By this we mean, making everything that hits your floors, counters, shower stalls, and more “repel” and “bead” from potential permanent embedding. Typically the tile is impervious as the grout lines are the ones that is porous and needs protection. Grout lines have food, pet urine, grease and grime, and more dropped or walked on and even cleaned up regularly still remain dirty. These are the reasons protection is needed to eliminate ugly and unsightly floors. Natural stone should have sealed floors throughout. Especially travertine, marble, and limestone (most common). There are many sealers on the market, however, one type of sealer (water based) is our favorite. Reason is, dries instantly, leaves your floors looking natural, and the ability to come back on the floors faster. Sealers do not keep your floors from getting dirty again, but what they do is to eliminate future damage (color fading, permanent embedding, etc.). In just about all settings, both residential and commercial, floors should be cleaned a minimum of (1) once a year, and sealed each time your floor is cleaned. With family, pets, and traffic to your home or place of business, this is a must have service. Tile and Grout Cleaning + Sealing is an annual service, and in some instances (IE: restaurants) semi-annually.
